If you’ve been searching for a home in the Truckee-Tahoe market, you’ve probably noticed a trend: everyone seems to be chasing the same properties. And there’s a good reason for that.

Today’s buyers are looking for homes that are completely “dialed in.” They want the best floor plan, the best location, quality finishes, and a home that feels move-in ready. In this market, the best house almost always wins.

The result? Well-prepared, well-priced homes are routinely receiving multiple offers and selling above the asking price.

The Market Is Competitive — and It’s Getting More Competitive

Over the past seven days, 60 new listings have come to market across Truckee-Tahoe. While that may sound encouraging, it’s actually 12% fewer new listings than during the same period last year, representing a meaningful reduction in available inventory.

Less inventory combined with steady buyer demand has created a market where buyers are often competing for the very same homes.

At the same time, the median days on market for homes that have sold is just 29 days, reinforcing that desirable properties are moving quickly.

Buyers Are Looking for Quality, Not Projects

One of the biggest shifts we’re seeing is that buyers are becoming increasingly selective. They’re not simply looking for a second home in Tahoe Truckee they’re looking for the right house.

Properties with thoughtful floor plans, updated interiors, strong outdoor living, desirable locations, and quality craftsmanship are attracting immediate attention. These homes are generating showings quickly, creating competition, and frequently ending up in multiple-offer situations.

Meanwhile, homes that require significant updating, have compromised floor plans, or are priced beyond what the market supports are taking much longer to sell, if ever without a price adjustment.

Why Are More Listings Expiring?

Interestingly, despite inventory remaining relatively limited, we’re seeing more expired listings than we did a year ago.

The reason isn’t a lack of buyers.

It’s pricing.

Many of these expired listings entered the market with aspirational pricing. Sellers were understandably optimistic, but today’s Tahoe Truckee buyers are incredibly informed. They study comparable sales, understand value, and are willing to compete aggressively, but only for homes they believe are priced appropriately to start with.

This remains a very discerning market.

What Buyers Should Expect

If you’re planning to purchase in Truckee or Lake Tahoe this summer, prepare for competition.

Many of the strongest listings are receiving multiple offers within days of coming to market. In many cases, sellers are not issuing multiple counteroffers. Instead, they select the strongest offer and negotiate exclusively with that buyer. If you are getting a loan, be pre-approved (not just having submitted a loan request), AND have your proof of funds ready to go and present with your offer.

Those four words every buyer hopes to hear are:

“You’ve been selected.”

That opportunity often comes down to presenting your strongest offer from the very beginning.

My advice to buyers is simple:

  • Assume you’ll be competing.
  • Know your financial limits before writing.
  • Submit your best “walk-away” offer the first time.
  • Don’t expect a second chance to improve your position.

In today’s market, waiting for a counteroffer can mean watching someone else buy the home.

The Luxury Market Is Moving

The luxury segment has also gained momentum. Well-designed homes in premier locations continue to attract qualified buyers who recognize long-term value in the Tahoe lifestyle.

The market is rewarding exceptional properties, while overlooking those that miss the mark on pricing, presentation, or quality.

The Bottom Line

The Tahoe Truckee market is active, competitive, and increasingly selective.

The best homes—those with the right location, floor plan, condition, and pricing—are attracting multiple buyers and often selling above asking price. At the same time, aspirationally priced properties are struggling to find traction, even in a market with constrained inventory.

Whether you’re buying or selling, success today depends less on timing the market and more on understanding what today’s buyers truly value.

For sellers, that means preparing and pricing your home strategically.

For buyers, it means recognizing that when the right property appears, decisive action—and your strongest offer—may be what earns you the words every buyer wants to hear:

“Congratulations… you’ve been selected.”
